We are currently in a Buyers market in the King and Snohomish County area – with many more sellers than qualified buyers. In some neighborhoods there are 12 homes for each qualified buyer.

This market means a Buyer should be able to get a great deal on a home and save thousands. This only happens if you negotiate.
Buyers should get educated by looking at homes on-line on my website in their selected neighborhood. Email me your requirements and I will look also and email you those homes that meet your requirements.
Buyers should go on-line and get pre-qualified for a loan. This is easy and it costs nothing. This is important because it will tell the buyer how much they can spend on a home and what the costs are each month. Email me for a few lender sites if you don’t have one.
Once you find a few homes that meets your requirements ask me for the following information. Do not buy without knowing this information and how to use it to establish your buying strategy.
You must be willing to make low offers based on pre-qualifying the seller to get a good deal and save thousands of dollars.
· How long has the property been for sale? (longer the better)
· Is the home vacant? (if so the seller is paying a loan payment each month)
· When did the seller buy the home and for how much? (their cost)
· What does the seller owe on the home? (the difference between what they are asking and what they owe is our room to negotiate)
· Is the seller out of town? (many times out of town sellers are more motivated to sell)
· Has the seller reduced the asking price? (motivated)
· Ash me for a list of comps for the homes you pick. (needed info)
We are not trying to screw the seller out of anything. We are simply saying if the seller has owned the home for 5 to 10 years and is trying to make $200,000 in profit – maybe they will agree to make $170,000 and let you get the property for $30,000 less?
